Mapletree appoints Rushabh Lodaya as director of marketing and leasing

BENGALURU: New office, new outlook. Mapletree has appointed commercial real estate veteran Rushabh Lodaya as director of marketing and leasing, marking the latest move in a career spanning more than two decades across India’s office real estate sector.

Lodaya announced his appointment in a LinkedIn post, saying he was looking forward to the new chapter. “I’m pleased to share that I have started a new position as Director – Marketing and Leasing at Mapletree. Looking forward to this new chapter. A huge thank you to everyone who has supported me along the way. Let’s do this!” he wrote.

He joins Mapletree after nearly four years at Bagmane Developers Pvt. Ltd., where he most recently served as assistant vice president. In that role, he led commercial leasing strategy across Bengaluru and Goa, oversaw leasing readiness for upcoming developments in Delhi and Chennai, and contributed to the developer’s REIT listing initiative through portfolio performance analysis and leasing support.

His responsibilities also included enterprise client acquisition, deal structuring, financial modelling, revenue forecasting and end-to-end transaction management, while working closely with project and design teams to ensure occupier readiness.

Before becoming assistant vice president, Lodaya served as senior general manager for leasing at Bagmane Developers, overseeing leasing operations for the company’s commercial portfolio.

Earlier, he spent around 18 months as senior general manager at Brookfield Properties, where he led leasing for the Bengaluru portfolio while also supporting Chennai assets. During his tenure, he focused on post-pandemic workplace leasing strategies, occupier retention and broker network expansion.

Lodaya also spent nearly seven years at Prestige Group, progressing through multiple leadership positions including senior assistant general manager, assistant general manager and senior manager. His work centred on leasing Grade A commercial office assets, supporting tenant expansion plans and coordinating project delivery for new occupiers.

He began building his leadership credentials at Aperon Realty Solutions, where he served as associate director and handled leasing mandates across Bengaluru as well as emerging markets in Karnataka and Tamil Nadu.

With more than 21 years of experience in commercial real estate, Lodaya brings deep expertise in office leasing, asset management, enterprise client engagement and portfolio strategy as Mapletree continues to expand its presence in India’s commercial property market.
